Sharing Everything We Know with Home Buyers Like You
Welcome to Hidden Places Home Inspections, a fully licensed and insured company owned and operated by home inspector and industry expert, Tom Cain. With industry experience in home inspection, real estate, and home improvement, we are eager to use our knowledge and expertise to benefit home buyers like you. During your inspection, we are more than happy to answer your questions about necessary home repairs, home operation, or home improvement. Purchasing a home is a major and important decision, but – if you choose to work with Hidden Places Home Inspections – it doesn’t have to be an overwhelming one.
More Than Your Typical Home Inspection
You don’t just want to know about the surface-level issues in your prospective home. Instead, you rely on our professional and detail-oriented inspector to find the defects and safety issues that you wouldn’t otherwise know about. We take our time in the home, going the extra mile to find problems that might be missed during a typical walk-through home inspection. Our inspections go beyond the requirements to include things our competition specifically excludes from their inspection process, and in addition we offer the following warranty services at no additional charge:
We will take note of the home’s built-in appliances during the home inspection, and you will be promptly notified if these items are put on a recall list by the manufacturer.
If certain mechanical or structural defects become present in the home after we have already determined that item to be in good working condition, then the cost of repairs will be covered for 90 days after the inspection or 22 days after closing.
If mold causes an issue in the home within 90 days of your inspection, then the cost of remedying that issue will be covered.
If the home’s sewer line or pipes face issues or defects after the home inspection has been completed, then the repair of these issues will be covered for 90 days.
Interactive and Digital Home Inspection Reports
You’ll be emailed the link to your HomeGauge-generated inspection report within 24 hours of your inspection. In it, you’ll find expandable photographs, a summary report, and a full report of all our findings. You’ll have the information you need about the home in order to make wise and confident decisions about your real estate transaction.
Your report will also contain a tool called the Create Request List™ (CRL™). With it, you and your agent can assemble a project list of desired repairs directly from the report itself, attach it to your repair addendum, and share it easily with your seller. Don’t hesitate to call us with your questions any time after the inspection is over.
